Project Description
The project involves the construction of a new contemporary ground-floor detached house with a basement and a swimming pool.
The plot, with a total area of 4,284.60 sqm, has an approximately triangular shape and is situated at a corner, as two of its sides are defined by rural roads. One road runs from the westernmost boundary to the northeastern corner of the plot, while the other extends from there to the southernmost boundary. Two entrances have been designed for the property: one at the northeastern corner, leading to the basement of the house and designated exclusively for vehicles, and another approximately midway along the northeastern-to-southern boundary, providing access to the main entrance of the house for both vehicles and pedestrians.
The building is positioned 15.00 meters away from the property boundaries, in accordance with current urban planning regulations. The total area of the residence is 224.86 sqm. The interior is developed on a single level and consists of an open-plan living space (living room, kitchen, and dining area), a master bedroom that includes an office area, a bathroom, and internal storage space, two comfortable bedrooms sharing a common bathroom, a utility/storage room near the secondary entrance, and a guest W.C.
Between the living area and the office, an atrium is constructed, functioning as a sheltered internal courtyard. Its significance lies in creating a dynamic interior that optimizes sunlight and ventilation. Additionally, the vertical glass elements enclosing the atrium visually expand the space, seamlessly integrating the outdoor environment with the interior.
Along the main façade and parallel to the building, an elongated swimming pool is constructed, creating the visual illusion of continuity with the sea, which is visible from the northwest-facing side of the building.
Since water elements play a dominant role in the design of this residence, water corridors with fountains are placed alongside the pathway leading to the building's main entrance, enhancing the aesthetic and sensory experience.
The basement level connects to the ground-floor residence via an internal staircase and accommodates a parking area and storage space. The basement also has a second independent external access through a ramp leading from the main municipal road.
Overhangs and louvered elements complete the architectural composition of the building’s façades, while the open-air living space under a freestanding pergola on the western side of the property provides an ideal setting, protected from wind and adverse weather conditions. Additionally, a pergola attached to the building on the southern façade defines the visitors’ parking area.
The building is designed in harmony with the natural terrain and slope of the plot. The layout of the floor plan was dictated by the views, shape, and orientation of the land. The massing is developed into smaller units both in plan and elevation to maintain a human scale and integrate seamlessly into the built environment. Moreover, the design ensures enhanced living conditions by maintaining sufficiently large open spaces.
Great attention has been given to the integration of the building into the landscape. The building meets aesthetic standards both as an independent structure and in relation to its surroundings, considering the composition of volumes, façade articulation, and overall visibility.
